Sellers, Beware of the Agent that "Buys" Your Listing

Listings for many agents are considered the better of the 2 sides of a deal. For reasons I’ll discuss in future articles, unfortunately many agents will do anything to get your listing, even if that means costing you your precious time and money. One example of hurting unsuspecting sellers is called “buying” the listing.

You’ve heard the expression, “the customer is always right”. Well, this can backfire on sellers when combined with a less than scrupulous agent presentation. As an example, you invite 2 agents over to give their listing presentations. Let’s say you “think” your home is worth $325,000, but the first agent shows up with all these nice printouts showing nothing in your neighborhood selling above $310,000 in the last 6 months. You try to explain why your home is worth more, but this first agent either doesn’t understand you or is just too stubborn to agree with the $325k you think the home is worth. The second agent shows up and asks you if you’d like to review all of the same comparative market analyses he printed out also. You say no, and again explain why you feel your house is worth more. The agent listens, nodding yes as you speak, and says, “You know I have no problem with that pricing”. You feel wonderful because this agent obviously listens better, he is more understanding, and must be easier to work with so you sign the brokerage listing agreement with him. What did this agent just do? Well he “Bought” your listing by agreeing to a price that is not going to realistically be able to be sold at. In fact, he probably said, “We could always lower the price later if we need to, right?” Knowing that is exactly what is going to have to happen after 2-3 months of your property sitting on the market with no people even looking at it. That’s 2-3 months more mortgage payments, electric, gas, and all the other bills that go along with the house. Then pile on the stress of moving and the whole house selling process. All because the agent agreed to your price, trying to give “the customer is always right” mantra top priority instead of focusing on what you really wanted, your home SOLD! auto insurance

Don’t get “Suckered” into listing with an overly eager agent that is more focused on getting you to sign with him/her than on what you really need. Notice I said need not just want. If you want to sell a home above market value you can. (I’ve done it with every house I’ve ever sold. But that is the subject of future articles and some of my real estate seminars.) You must realize that the property may sit for a long time and you better have that thing looking newer than new, with upgrades galore. Or the listing agent better be there to sell and sell and sell the prospect as to why the price is so high.

So please be Aware that sometimes agents are trapping you on purpose, sometime the agent is just desperate and makes unrealistic promises just to get a listing, or a small list of other reasons why they may try to “buy” your listing.
