With the drive up curb appeal covered in the first two parts of this series I wanted to dive right into the Interior of you home. This list is where some people just fall apart. It doesn’t cover everything but it does highlight some of the most overlooked ideas for the inside of the house that have a huge impact on the potential buyer’s impression and even their bid price for the house. at and t prepaid phone card
Simple ideas to improve the show-ability of the house form the inside:
- The word spotless comes to mind, everything needs to be clean
- Pay someone if you need to and get a “mega” spring cleaning done. The return on this investment, like so many others I write about, can be many times the expense.
- A fresh coat of paint on the walls is always recommended
- Even just the trim and the doors can do wonders for the appearance inside.
- Please make sure all your doors open and close easily. If they squeak oil them. People aren’t usually looking to buy a house with haunted sound effects. And if the doors don’t shut easily the first thing that pops into many heads is if the whole house is crooked or is there a foundation problem? May sound crazy if you know your home, but not to a nervous buyer. www.osnova.co.uk
- Light bulbs should be new. Dust cleaned off of them at least, and the highest wattage that is safe. Those dim energy savers are not good for showing a home. Also I said new because you definitely do not want an agent walking through the house, turn on a switch and a light bulb burns out. - Steam cleaning carpets helps get rid of pet odors and stubborn stains.
- Scrub and wax linoleum floors
- If you have a tile floor, replace any damaged tile
- Bathrooms need to shine as do kitchens. Think bright for both rooms. No soap residue or mildew anywhere.
- Counters cleaned off, leave nothing on them if you can.
- Stove Tops cleaned and exhaust fans need to be treated too. Eliminate grease and dust.
- Leave window blinds and curtains wide open. Natural light compliments the interior lights. For that matter, every interior light should be turned on when a showing is to occur.
- Clutter either needs to be stored or sold in a garage/yard sale. When I say stored that doesn’t mean piled up in a closet either. Stash stuff under beds or start packing it. Don’t try to set up a comedy scene where the inside of a closet falls out onto the unsuspecting person that opens the door.
Well that about covers it for prepping a house to be sold. All simple ideas that have some big returns on the time, effort, and money invested. At the same time I’ve seen the lack of following through with the things on these lists have a detrimental effect on bid price or no bidding at all. Remember that little steps lead to big goals.
